1: Understand The Buying Behaviors Of Luxury Buyers

It's important for every business to understand the buying behaviors of their target market and real estate is no different.  So where do luxury buyers come from?  What types of professions do they have.  What is their buying behavior?  How do they shop?  What tools and platforms are they using to search for high-end luxury homes?  What is their age group?  These are important questions you need answered if you are planning on having a successful sale of your home.  

 

2: Move-In Ready and Mint Condition Are Important

Having your luxury home smell nice, minimal clutter, making sure the home is super clean, and staging with the right furniture and decorations will make a huge difference.  From the curb appeal, cracks in the foundation, and everything else in between, luxury home buyers   expect a great home if they are going to spend $500,000+.  Buyers in any price range want a home that is move-in ready, but for the right price, they don't mind purchasing a $150,000 property and making their own improvements.  Luxury home buyers do not necessarily want a "project".  The sheer size of a luxury property with 7,000 finished square feet sends shivers down my spine when I think about cleaning it let alone making improvements to it.  Luxury buyers will feel the same way.

You are better off working with a Realtor who is honest and realistic with you versus an agent who only tells you what you want to hear.  A Realtor's primary objective is to sell your home, communicate with you regarding the market conditions, get buyer's and buyer's agents feedback and make further recommendations.   It also means that sellers have to hear some hard truths about the property and the listing price.  If the analysis and feedback determines that the seller needs to make corrections in order to sell the home, it is better to make these corrections versus letting the listing go stale.  It is important to follow the lead of a great luxury real estate agent who has the aptitude and experience to implement a successful listing and selling strategy.
